Where money is tied up in a pending transaction, a Customer may simply need a cash injection to “bridge the gap” until that money is received.

We provide the cash needed quickly, by using residential or commercial property as security for the loan.

Perfect for a business looking for:

  • Property transactions. Payment of a deposit on a new property while waiting for funds from a sale of another property to clear
  • Purchasing a property on auction where cash is required up front, and a condition of sale clause does not apply
  • A confirmed purchase order or signed letter of intent to purchase from a customer on a deal that requires upfront funds to fulfil the order
  • Capital expenditure needed to invest in new machinery or technology that will increase overall business profitability
  • They have fulfilled multiple orders for which they are awaiting payment, but need funds immediately to settle current expenses

How it works:

A clear, tangible and liquid exit strategy must be evident on maturity of the loan

The loan is structured as a short-term (6-12 months) advance and interest is charged on the advance amount

The capital loan amount is payable, in full, at the end of the loan term

Interest can be serviced in one of three ways:

  • Monthly, leaving only the principal debt payable as a balloon payment at the end of the term
  • Monthly in part, with the remaining interest rolled-up with the capital amount and payable as a balloon payment at the end of the term
  • Waivered monthly instalments. The interest is capitalised monthly and payable with the capital loan amount at the end of the term

There are no early settlement fees, should the capital and outstanding interest be settled before the loan’s maturity date
